West Midlands Landlord Registration: December 2026 Launch and March 2027 Deadline

September 9, 2026
National landlord register preparation for an English rental property portfolio

By Farhan Nagda FCCA MBA
Updated 9 October 2026. Dates and requirements below reflect the government’s published rollout guidance.

West Midlands landlord registration opens on 15 December 2026. The published deadline to register is 14 March 2027. These are different dates: December is the start of the registration window, not the final deadline.

The new Register your rental property service forms part of England’s Private Rented Sector (PRS) Database under the Renters’ Rights Act reforms. For landlords, it is also a useful moment to ask a wider question: are your rental records and property accounts organised well enough to support the next stage of your portfolio?

Speak to Edge about your landlord accounts and property tax position, or call 02477 45 5333.

West Midlands landlord registration: dates and fee

  • Registration starts: 15 December 2026.
  • West Midlands deadline: 14 March 2027.
  • Published annual government fee: £65 per property, with rollout pro-rating explained in the official guidance.

The relevant deadline follows the location of the rental property, not where its landlord lives. A landlord based outside the region with a rental property in Birmingham or Coventry therefore needs to check the West Midlands timetable.

Who must register their rental property?

The government guidance covers landlords of assured or regulated tenancies and requires registration of the landlord and each relevant property. It identifies an exemption for supported exempt accommodation. During the initial rollout, the requirement concerns properties already let or becoming let; further rules for registering unoccupied properties before advertising them will follow.

This is a rental-property registration scheme, not registration of ownership at HM Land Registry. Do not treat it as a replacement for your separate tax, licensing or safety responsibilities. If your letting arrangement is unusual, check its position with the appropriate adviser rather than assuming every type of accommodation is treated identically.

Why this matters for your property accounts

The registration announcement is not a reason to change ownership, incorporate a portfolio or make a tax election without advice. Those decisions need their own assessment. It is, however, a practical prompt to review how your property information is maintained.

For example, where an agent collects rent and deducts fees before paying you, your bank receipts are only part of the accounting picture. Where properties are owned jointly or through different companies, one portfolio spreadsheet may not explain the accounting and tax position of each owner. Registration and tax reporting serve different purposes; completing one does not settle the other.

If your records are spread across agent statements, bank accounts and spreadsheets, Edge can discuss the accounting support you need. Our buy-to-let portfolio advice and landlord Self Assessment services focus on your actual circumstances, not a generic checklist.

What should you prepare before registration opens?

The official guidance describes identity, property, tenancy, rent and relevant safety information, together with a GOV.UK One Login. Use its current document list for the registration itself. Separately, make sure you can locate the rental statements, expense records and ownership information your accountant needs.

For a portfolio with several owners or managing agents, agree who holds each set of records. If something is inconsistent or missing, explain the issue to your adviser; do not guess an answer simply to complete a form.

Can Edge register the properties for you?

We are not presenting this article as a done-for-you government registration service. The government’s current guidance says landlords are responsible for starting and ending the registration process, with limited support from letting agents or property managers and further guidance to follow.

Edge’s role here is landlord accountancy and property tax advice. We can discuss rental accounts, tax returns, company accounts and portfolio record-keeping. Housing-law, licensing and safety questions may require a solicitor, council or appropriately qualified property professional.

Does registration replace Making Tax Digital?

No. Property registration and tax reporting are separate obligations. If you are unsure whether Making Tax Digital affects your rental income, see our MTD support for landlords and speak to us about your circumstances.
